Cosmetic versus structural, the split that decides the price
Almost everything on this page falls into one of two buckets. Cosmetic wear is a schedule-it-when-convenient decision. Structural signs mean stop and get an evaluation before anyone touches the surface with a resurface quote. Mixing the two up is the single most common way people either overpay for something a cheap acid wash would have fixed, or underreact to something that's about to get much more expensive.
Signs it might be the water, not the plaster
- White, crusty, chalky texture, especially concentrated near return jets and along the waterline. This is frequently calcium scale rather than plaster failure. Given that Fresno's fill water sits around 18 grains per gallon of hardness and roughly 620 ppm total dissolved solids, scale builds here at a rate that would be unusual in a city with softer municipal water.
- Cloudy water that won't clear with a normal chemical adjustment. Also frequently a hardness or balance issue rather than a surface problem.
The quick test: a drop of white vinegar or diluted muriatic acid on the deposit will fizz visibly if it's calcium scale. It does nothing on plaster that's actually worn, which feels rough and sandy rather than crusty and raised.
Signs the plaster itself is going
- Rough, sandpaper-like texture spread across most of the floor and walls, not just an isolated patch.
- Feet coming out scratched, bathing suits snagging on the surface.
- A mottled gray and white look where the aggregate underneath is starting to show through instead of a uniform surface color.
- Fine, spiderweb hairline cracking spread across large areas. Normal aging, still cosmetic on its own, but a sign the surface is thinning.
Signs that mean stop and call someone before it becomes a bigger job
- Rust brown streaking, usually radiating out from a single point. This is rebar sitting close to or through a thin section of the shell. Older Fresno pools, built before current minimum rebar coverage standards, are more likely to show this as the original finish thins with age.
- A crack with a visible step or offset, where one side sits noticeably higher than the other. That's movement in the shell itself, and it needs a structural look before any cosmetic resurfacing gets scheduled on top of it.

Questions people actually ask
"I've got light brown stains and don't know if I need to replaster." Not necessarily. Stains from minerals, metals, or organic debris are frequently treatable with an acid wash or targeted stain removal, well short of a full resurface, especially if the plaster underneath still feels smooth rather than rough.
"When does replastering become critical instead of just something to plan for?" Rebar exposure, structural cracks with an offset, or consistent unexplained water loss are the real thresholds. Roughness, color mottling, and hairline cracking are cosmetic wear, real, but on your timeline rather than an emergency.
